How a crawlspace works
Crawlspaces are ventilated so that the ground and building damp can be carried out of the crawlspace. Unfortunately the ventilation also carries moisture into the crawlspace when it is colder than its surroundings. The old way to build a crawlspace, which today’s crawlspace is trying to emulate, had an advantage. Since the floor insulation was poor and the chimney stack went down into the crawlspace, it was heated. Due to the additional heat the damp outdoor air did not condensate in the ground. Damp related damages were prevented and the house lasted for hundreds of years. An old house which still uses a furnace and has no additional insulation is still a relatively safe solution when it comes to moisture, even though the ground has not been prepared with a moist barrier and a capillarity breaking layer, which is done in modern crawlspaces.
Modern crawlspace
The modern crawlspace has thick floor insulation and lacks a chimney stack. Consequently, almost all modern crawlspaces have damp related damages sooner or later, since they are too cold.
